The 1701 H Street NE planned project has been delayed due to three appeal suits filed right after developers received approvals in 2017. Capital City Real Estate, the developer, has to wait until one remaining appeal suit is through the legal process. Two of the suits were dismissed by the courts earlier in 2018.

Plans, once active again, call for 180 units in a mixed use project directly across from Hechinger Mall. The commercial component includes almost 15,000 sq. ft. of street retail within a 6-10 story overall building. Forty-five underground parking spots are in the plans. The overall site is an assemblage of 3 different parcels acquired in 2015 by Capital City Real Estate.

Residents of the apartments will be right off the DC Streetcar line with easy access to Union Station and H Street.
