Hechinger Mall, an almost 9 acre site targeted as a redevelopment topic for years off of H Street, has signs of major mixed use development starting to occur.
During late August, developers MRP Realty and JM Zell put the site under contract for an acquisition from the current owners, Ashkenazy Acquisition Corp.
Hechinger Mall is a 38 year old strip mall anchored by Safeway, Dollar Tree and a Ross Dress For Less right off the new DC Streetcar line. The shopping center is a major component of the busy and popular DC starburst intersection where H Street, Bladensburg Road, Florida Avenue, Maryland Avenue and Benning Road connect.
Neighborhood non-profits have been shopping a conceptual plan for the Mall since 2017. The H Street Main Street organization has a concept with multiple buildings up to 11 stories tall with up to 3,000 multi-family units and a mix of ground-floor retail and hotel/office zones.
MRP Realty is just the local entity to pull off a major development of this scale. They broke ground in NE last month on a 1,500 unit mixed use project on the old Rhode Island Avenue Shopping Center site and is moving onto phase two of its Washington Gateway project in NoMa.
